Why Perham is One of Minnesota's Best-Kept Secrets

Tucked in the heart of Otter Tail County, Perham offers small-town charm, outstanding schools, and access to hundreds of lakes — at a fraction of the cost of larger Minnesota cities.

I'm a little biased — I love Perham. But I genuinely believe this small city in the heart of Otter Tail County is one of the most underrated places to live in Minnesota. Here's why I think it deserves more attention.

A True Lakes Country Town

Perham sits at the center of a region with more than 1,000 lakes within a short drive. The city itself is anchored by a cluster of beautiful lakes — Perham Lake, Dead Lake, and Otter Tail Lake among them — and the surrounding landscape is classic Minnesota at its finest: rolling glacial terrain, forests of birch and pine, and water around every corner.

For residents, this means world-class fishing, boating, swimming, ice fishing, and snowmobiling are practically out your back door. It's not a vacation destination you visit — it's a way of life you live.

Strong Schools and Community

Perham-Dent schools consistently earn high marks, and the community invests heavily in its young people. The school district's athletics programs are competitive statewide, and the community rallies around them in the way that only small towns can.

Beyond schools, Perham has a genuinely vibrant community life. The downtown sees regular events throughout the year — farmers markets, festivals, the beloved Turtle Races in summer, and holiday celebrations that bring the whole town together. There's a sense of knowing your neighbors here that's increasingly rare.

Affordable by Any Measure

Compared to the Twin Cities metro — or even Brainerd or Alexandria — Perham offers exceptional value. You can find a well-maintained three-bedroom home for under $250,000, and larger family homes with garages and updated kitchens in the $280,000–$380,000 range. Lakeshore properties on the surrounding lakes start around $350,000 and scale up from there depending on frontage and amenities.

Property taxes in Otter Tail County are reasonable, and the cost of living overall is significantly lower than metro Minnesota. Your dollar goes further here — and the quality of life is arguably better.

Growing Thoughtfully

Perham isn't standing still. The city has seen thoughtful, steady growth over the past decade — new businesses opening downtown, housing developments adding options for all price points, and infrastructure investments that show the community is planning for the future. It's growing in a way that preserves what makes it special rather than paving over it.

Remote Work Changed Everything

The rise of remote and hybrid work has made places like Perham accessible to a whole new wave of buyers. If you can work from anywhere, why not work from a place where you can kayak after your last video call and watch the sun set over the lake from your deck? I've helped several buyers who made exactly this move — leaving the metro for lakes country — and not one of them has looked back.

If you're curious about what life in Perham looks like, I'd love to show you around. Whether you're actively looking or just exploring the idea, let's connect and talk about what this community might offer you.
