Spring 2026 Market Update: Otter Tail, Becker & Clay Counties

What's happening in the real estate market right now? Here's my honest look at home prices, inventory, and what buyers and sellers should expect this spring.

Spring is here, and with it comes one of the most active seasons in real estate. Here's a look at what I'm seeing in the Otter Tail, Becker, and Clay County markets heading into spring 2026.

Inventory Remains Tight

One of the defining characteristics of the lakes country market over the past few years has been limited inventory — and that trend is continuing into 2026. The number of homes for sale across Otter Tail County is running below historical averages, particularly in the $200,000–$400,000 range that appeals to families and first-time buyers.

Lakeshore properties are even more constrained. Premium lots on larger named lakes don't come available often, and when they do, they tend to attract multiple offers. If you've been waiting for the right lake home to hit the market, acting quickly when it does is essential.

Prices Are Holding Steady

After the dramatic appreciation of the early 2020s and a brief correction period, home prices in this area have found a stable plateau. In Perham and the surrounding communities, median sale prices for single-family homes are running in the $230,000–$310,000 range depending on condition and location. Entry-level homes under $200,000 are rare but do exist, primarily in smaller communities or with some deferred maintenance to account for.

Detroit Lakes, with its stronger demand from Twin Cities buyers seeking lake access, tends to run slightly higher — $280,000–$450,000 for non-lakeshore properties, and well above $500,000 for homes with direct water access.

Interest Rates: The Big Variable

Mortgage rates have moderated slightly from their 2024–2025 highs but remain a meaningful factor for buyers. The good news is that many buyers have adjusted their expectations, and lenders are offering more creative financing options. If you're feeling priced out, it's worth having a conversation with a local lender — you might be surprised what's possible.

If you're thinking about selling this spring, you're in a favorable position. Well-priced homes in move-in condition are generating solid interest and often seeing multiple offers within the first two weeks.
